1) Duration of the Lease:

  • A. 3 day weekend hunts only during regular and special hunting season. Hunt starts on each Friday at 5:00 am through Sunday at 8:00 pm.

2) Description of the Lease Tract:

  • A. Property borders 1.4 miles of U.S. highway 71 and is entirely fenced. There are no cross fences on property. View aerial map through ranch information.

3) Access to the Lease Tract:

  • A. One entrance for hunters located on the west corner of property on highway 71. View entrance map through ranch information.

4) Game to Hunt:

  • A. At this time we are offering whitetail deer, wild hogs and turkey (if in season and poses license). The harvest at any other animal, including birds will result in removal off premises without refunds.

5) Hunting Weapons:

  • A. 22 hornet and smaller caliber (including 204 Ruger) are not allowed on deer hunt or hogs.
  • B. Shotguns may be used for turkey only.
  • C. No illegal weapons allowed on premises .
  • D. Hunter should be responsible and knowledgable with his/her weapons. No spuratic shooting allowed. Firearms are for shooting game or targets only.

6) Hunting Methods:

  • A. Deer blinds, feeders and feed are provided by the landowner.
  • B. Stalking deer is permitted.
  • C. Shooting out of vehicle or atv is not permitted.

7) Dogs:

  • A. Hunters may bring a dog, but must remain leashed at all times.

8) Number of Hunters and Guests:

  • A. A maximum of 5 hunters and one guest each are allowed on premises on any 3 day weekend hunt. All guests must be approved by landowner before arriving on lease tract.
  • B. Hunters are responsible and liable for the acts of their guests.

9) Order of Deer Taken:

  • A. This is left to the descretion of each hunter, since only 1 buck and 1 doe are allowed to be harvested, it's left for you to decide the order.

10) Harvesting Surplus Does:

  • A. Depending on the number of does harvested during early season and the number of does left on lease tract, we may extend doe harvest to 2 or 3 per hunter. This notice will be updated if this occurs.

11) Lease Price:

  • A. Lease price and additional cost to hunt, including deposits and final payments can be located by clicking on to hunting rates.

12) Payment Schedule:

  • A. This is explained on hunting rates page and lease price (item 11) in terms and conditions.

13) Use of Facilities:

  • A. A list of amenities is included in the hunting rates page. These privileges are for hunters and their guest. Abuse to any natural or structural items on the property will result in removal off lease tract and forfeit payment.
  • B. Hunter and guests are responsible for the upkeep of campsite, cabin, blinds and riding trails if used. Garbage should be bagged and placed under shed. Landlord will dispose of the garbage.
  • C. There are area's available to park RV's or Trailers. No facilities are available for these spaces. Hunter must rely on self containment of rig.

14) Clearing Senderos and Improving Premises:

  • A. This is normally covered on year long leases down to entire hunting season of whitetails and does not apply on 3 day hunts.

15) Vehicular Travel:

  • A. All motor vehicles including ATV's must remain on trails that are shown on the ATV map. Harvested deer must be hand dragged to the nearest trail for loading. Off road travel on emergency situations only.

16) Blinds and Game Feeders:

  • A. All precautions should be taken when entering and exiting blinds. Weapons must be unloaded before entering or exiting.
  • B. If a tripod feeder is accidently hit by a bullet, the damage should be reported to landowner for immediate repair.
  • C. At any time, should a blind need repair, please report to landowner.

17) Handling Harvested Game:

  • A. Deer must be hung and cleaned away from shed and rinsed clean. Then it may be hung under shed for skinning and processing
  • B. Carcass and other inedible parts must be disposed of in an area provided by landowner.

18) Gate and Keys:

  • A. Entry gate must be kept closed and locked at all times during your stay.
  • B. You will be notified of the lock combination prior to hunt. This information is in the pamplet you will receive once deposit is made.
  • C. Combination will be changed weekly.

19) Right of Inspection:

  • A. Landowner reserves the right to inspect the camp house, motor vehicles and the game bags of hunters and guest on the leased premises for compliance both with lease terms and game laws. The same privilege extends to any game warden with Texas Department of Parks and Wildlife.

20) Camp Safety:

  • A. Extra precautioin should be used when building campfires. Fire may be built in approved areas only, being the fire pit and barbecue pit only.
  • B. All fires must be completely out before you call it a day.

21) Transferability of Lease Rights:

  • A. Lease agreement may not be transferred or assigned to another individual.
  • B. If a situation occurs keeping you from fullfilling your lease agreement, the lease space assigned to you may be filled by a known individual by going through the proper enlistment.
  • C. Reassignment may occur only if landowner is notified 3 days prior to hunt start date.
  • D. A $500.00 non-refundable deposit will apply.

22) Hunting Rights of Landowner:

  • A. Landowner has the right to hunt. It will not interfere with your 3 day hunt. Landowner will schedule private family hunts during a 3 day weekend as any other would. Weekday hunts are not allowed for anyone.

23) Right of Renewal:

  • A. If interested, contact landowner for further clarifications.

24) Complicance with Game Laws:

  • A. Hunter must comply with current state hunting laws, any game law violation will breech the contract.

25) Cooperation with other surface users:

  • A. During whitetail hunting season, no other user will have access to the property, this includes livestock.

26) Filing lease of Record:

  • A. Filing lease record will not apply due to the fact that the lease agreement consists of only 3 days.

27) Use for Non-Hunting Purposes:

  • A. Activites that are non hunting included in the agreement are camping, target shooting (only using approved targets) and the use of ATV's on approved trails only.
  • B. Photography for personal use only. If revenue is generated from photos taken of Ranch scenery or activity, landowner will have rights to the revenue generated.

28) Resolving Disputes:

  • A. Disputes that occur will be resolved in a mannerly way. Fairness to both parties is the most important issue here. Misconduct or being defensive on disputes will automatically be considered a non resolving issue and higher authorities will be contacted.
  • B. If all abide by lease agreement, including landowner, this can make for a very enjoyable outing.

29) Imparting "No Trespass" Notice:

  • A. No trespass signs are used on the lease tract. Property boundaries are clearly designated by a fence. Once you are in the entry gate and don't jump over or cross any fence lines, you are within your boundaries.
  • B. If a hunter crosses a fence line, you are responsible for action taken against you. Thus you will be trespassing.

30) Landowners Liability to Hunter:

  • Through legal terms, a fee-paying hunter is classified as an inviter when hunting on a lease tract. Therefore, each invitee will be asked to sign a release form provided by the landowner. In short, the form is trading your right to bring any legal action against the landowner for the right to hunt the tract.

31) In Conclusion:

  • A. The Terms and Conditions addressed within is a binding document governing the lease between the landowner and hunter.
  • B. Fairness to each party is greatly considered on the preperation of the document. A copy of the release form can be made.
